Renter-friendly toilet upgrades

You cannot replace the toilet. You can replace almost everything attached to it, and put the originals back the day you leave.

By Sawyer V. · · How we research

A small bathroom with a wall-hung toilet, a towel rail and a hanging fabric organizer

The short answer

Start with the seat — it unbolts and the original goes back in a box. Then a bidet attachment, which fits under that seat on the existing supply and needs “No electricity required”. A raised seat and freestanding paper storage need no fixings at all.

We earn a commission if you buy through the links on this page, at no extra cost to you. It does not change which products we pick or what we say about them — here is exactly how that works.

What a tenant can actually change

The toilet itself is the landlord’s: bolted to the floor, plumbed to a flange, and rated Owner-only on our install rating. Everything bolted or clipped to it is a different matter, and that covers most of what you interact with.

  • The seat — two bolts, reversible in five minutes.
  • A bidet attachment — fits between bowl and seat, tees off the existing supply line with no cutting.
  • A raised seat — clamps on, tool-free.
  • Paper storage — freestanding, or adhesive.

What you cannot change without asking: the toilet, anything drilled into tile, and anything that needs a new outlet. The full list of what a tenant can change is here.

Measure before anything else

Two measurements decide every purchase on this page:

  1. Bowl shape. Round or elongated. Kohler publishes the Cachet in both, and a seat for the wrong shape does not fit. Round against elongated is here.
  2. Bolt spacing. Kohler publishes 5-1/2 in. (140 mm) mounting holes, which is the standard, but measure yours to be sure before ordering.

The bidet question, for renters specifically

An attachment is the renter format because it needs neither power nor a fitting. An electric seat is a different proposition: TOTO publishes a “3.93 ft (1.2 m)” cord on the Washlet C5, so unless there is a GFCI outlet within about four feet of the bowl, an electric seat means asking the landlord for an outlet.

That is the single most useful thing to check before you shop: stand at the toilet and look for the nearest outlet. Whether a bidet needs electricity is answered here.

Keep the originals

Every upgrade here is only renter-safe if you can undo it. That means keeping the landlord’s seat, its bolts and any parts you remove in a labeled box for the length of the tenancy. The seat is the item people throw away and then have to replace at their own cost on move-out. The move-out checklist is here.

The two upgrades above the toilet

The wall behind and above a toilet is usually the only unused surface in a rental bathroom, and neither answer to it needs a drill. An over-the-toilet shelving unit stands on the floor and straddles the bowl; a freestanding paper stand takes the corner beside it. Both leave with you. The over-the-toilet storage is ranked here.

What does not work is the drilled shelf. Four anchors in tile to hold shampoo is the definition of a deposit dispute, and the alternatives cost less than the patching would.

What we would skip in a rental

  • A drilled paper holder. Four holes in tile to solve a problem a freestanding stand solves for nothing.
  • A smart seat with no outlet nearby. Extension cords in bathrooms are not the answer.
  • Anything that needs the supply line cut. That is a plumber and a landlord’s permission, not an upgrade.

Every pick in full

5 we would buy. Each carries its Renter-Safe Install Rating, the published specs behind it, and the honest gap in what we know.

Questions people actually ask

can renters change a toilet seat

Yes. A seat unbolts from the bowl in a few minutes and the original can be refitted on move-out. Kohler publishes standard 5-1/2 in. mounting holes on its Cachet seats.

How to replace a toilet seat

can you install a bidet in a rental

An attachment, yes. It fits between the bowl and the seat and tees off the existing supply line, and the LUXE NEO 120 publishes that no electricity is required. An electric seat usually needs a new outlet, which is a landlord conversation.

The best bidets for renters

what toilet upgrades need no drilling

A replacement seat, a bidet attachment, a tool-free raised seat and freestanding paper storage. Adhesive holders also avoid drilling, within the 3 lb and 5 lb ratings 3M publishes for its water-resistant strips.

will a raised toilet seat damage the toilet

A tool-free clamp-on seat does not drill or glue anything. Drive Medical publishes 300 lb capacity and a tool-free attachment on its 2-in-1 raised seat, and it lifts straight off again.
