Do bathroom upgrades add value?
We have no appraisal data and will not pretend otherwise. What does exist is a short list of published facts that survive a sale, and a longer list of upgrades that leave in a box with you.
By Sawyer V. · · How we research

The short answer
We earn a commission if you buy through the links on this page, at no extra cost to you. It does not change which products we pick or what we say about them — here is exactly how that works.
Quick picks
Tap any row for the full write-up. Prices are checked against Amazon rather than remembered — where we have no verified figure the button says so.
The honest answer, first
The question usually means: if I spend a weekend and a few hundred dollars on this bathroom, does the house sell for more? We cannot answer that with a number, because no source we are willing to cite publishes one. The percentages that circulate come from annual industry surveys of remodeling contractors and real estate agents, they describe whole remodels rather than fittings, and they are not published in a form we can quote line by line.
So here is what we will say instead, and it is more useful than a made-up percentage: an afternoon upgrade is not a renovation and should not be bought as an investment. It is bought because the room works better while you live in it.
What is published, and does transfer
| Upgrade | The published fact | Does it stay with the house? |
|---|---|---|
| WaterSense faucet or shower head | EPA: 2,700 gallons and 330+ kWh a year for an average family | Yes, if you leave the fitting |
| ADA-compliant faucet | Moen: “complies with Americans with Disabilities Act (ADA) specifications” | Yes |
| Damp-rated vanity light | Kohler: “Suitable for damp locations, per UL 1598” | Yes |
| Grab bar at an ADA height | Published mounting heights and load ratings | Yes |
| Towel warmer, lighted mirror, caddy, bath mat | Nothing about the property | No — they leave with you |
The pattern is simple. Anything that is screwed, wired or plumbed into the building is part of the building. Anything that plugs in, stands up or peels off is a possession. Only the first group can be part of a sale at all.
The three a buyer actually notices
The faucet, because it is the one fitting they touch during a viewing.
The light, because it decides how the room reads in the listing photograph and in person. A damp-rated fixture with diffusing shades does more for a small bathroom than new tile.
The grout and the seal, which cost almost nothing and are the first thing anyone looks at. That is maintenance rather than an upgrade, and it beats every product on this site for effect per dollar.
What adds nothing to a sale, and is still worth buying
A towel warmer, a lighted mirror, a bidet attachment, a stone bath mat, a good set of towels. None of these is attached to the house. All of them come with you, which means the money follows you to the next bathroom instead of being left behind.
That is the right frame for almost everything we cover: not an investment in a property, but a purchase you keep. What each category costs is here.
If you rent, the value question is a different one
You are not protecting an appraisal; you are protecting a deposit. The test is whether the change is invisible on move-out day, which is exactly what our install rating measures. How the rating is derived is here, and the move-out checklist is here.
If you are selling within a year
Spend on the two things that photograph and the one that is free: re-grout and re-seal, replace the vanity light if it is dated, and swap a tired faucet for one that publishes WaterSense and ADA compliance. Leave the towel warmer out of it — take it with you.
What we will not tell you
We will not put a percentage on any of this. We have no appraisal data, we have run no survey, and the published figures we do cite — EPA savings, ADA compliance, UL damp ratings, warranty terms — are facts about products rather than claims about house prices. Anyone offering you a precise return on a $40 shower head is quoting something they have not read.
Every pick in full
3 we would buy. Each carries its Renter-Safe Install Rating, the published specs behind it, and the honest gap in what we know.

1. The one a buyer touches
Conway One-Handle High Arc Bathroom Faucet
Moen · WS84923 · best for an owner replacing a tired centerset faucet before listing
Published WaterSense efficiency, published ADA compliance and a limited lifetime warranty, on a 4 in. centerset that fits the holes already in the basin.
A faucet is the fitting a buyer puts a hand on, and Moen’s Conway publishes two facts that outlive the viewing. It “meets EPA WaterSense® criteria to conserve water without sacrificing performance” and it “complies with Americans with Disabilities Act (ADA) specifications”.
The ADA line is the interesting one. It is a published compliance statement about the lever, and it is the kind of fact that matters to a buyer who is thinking about aging in place rather than about finishes. The accessibility picks are here.
Moen publishes a “4” centerset design” that “allows for easy installation” on “One Or Three Hole” basins, which is the practical reason this is a swap rather than a project.

Why: Replacing a faucet means shutting off the supplies, disconnecting and reconnecting both feeds and the drain. No holes are made, but the plumbing belongs to the property and this is not a tenant's change to make.
Read from published documentation, not from fitting one. Moen — Conway WS84923, published WaterSense and ADA compliance, centerset design, spout reach, drain and warranty. How the verdict is derived: renter-safe ratings explained.
What’s wrong with it
Owner-only. Replacing a faucet means shutting off both supplies and reconnecting the drain, and the plumbing belongs to the property.
What we can’t tell you
Moen publishes no flow rate and no spout height for this model, so the WaterSense claim is the only efficiency figure available.

2. The one that changes a photograph
Simplice Three-Light Vanity Fixture
Kohler · K-26848-SC03 · best for a vanity that photographs badly in a listing
A damp-rated three-light fixture published to UL 1598, 22-5/8 in. wide, with frosted shades that cut the glare a bare bulb throws.
Kohler’s Simplice is here for one published word: “Suitable for damp locations, per UL 1598”. A damp rating is a code fact rather than a taste, and it is what separates a bathroom fixture from a bedroom fixture hung in a bathroom.
The rest is published too: “Painted glass shades perfectly diffuse the light, reducing glare”, three candelabra (E12) holders, 22-5/8 in. wide and 5-9/16 in. from the wall, on 120 V and 1.5 A.
Light is what makes a small bathroom photograph as bright rather than cramped, and a listing photograph is the only part of this page with an obvious connection to a sale. Sizing a vanity light properly is here.

Why: A hardwired fixture on a junction box above the mirror. Electrical work on wiring the tenant does not own.

What’s wrong with it
Hardwired and owner-only: a junction box above the mirror, which means an electrician in most houses.
What we can’t tell you
Kohler does not publish whether the fixture is dimmable, and bulbs are sold separately.

3. The only one with a published annual saving
Moen One-Function Eco-Performance Shower Head
Moen · 6300EP · best for the cheapest documented improvement to a property
1.75 gpm and WaterSense, which is the one upgrade here with a number the EPA publishes — about 2,700 gallons and 330 kWh a year for an average family.
The Moen 6300EP is the counterexample to this entire page. It will not change an appraisal, it will not appear in a listing, and it is the only upgrade here whose benefit is published by a federal agency with a number attached.
That is worth more than it sounds. A fitting with a published saving and a “limited lifetime warranty” is a fact you can state to a buyer, and it is still saving the next owner money after you have gone. The sub-$50 shower heads are ranked here.

What’s wrong with it
One spray function and a 2-1/2 in. face. Nobody has ever been sold a house by a shower head.

Questions people actually ask
do bathroom upgrades add value to a house
Not in a way anyone publishes a number for, and we will not invent one. What transfers with the property is documented: WaterSense efficiency, ADA compliance on a faucet, a UL damp rating on a light, and warranty terms. Plug-in items leave with you.
which bathroom upgrades are worth it before selling
Re-grouting and re-sealing, which costs almost nothing; replacing a dated vanity light with a damp-rated fixture; and swapping a tired faucet for one that publishes WaterSense and ADA compliance. Those three photograph and they stay with the house.
does a new shower head increase home value
There is no published figure saying so. What is published is the saving: the EPA puts a WaterSense head at 2,700 gallons and more than 330 kWh a year for an average family, which continues for the next owner.
do towel warmers add value to a bathroom
Not to the property. A plug-in or freestanding towel warmer is a possession, not a fixture, and most people take it with them. Buy one because you want warm dry towels, not as an investment.
what bathroom improvements do buyers notice
The faucet, because it is the fitting they touch; the lighting, because it decides how the room photographs; and the state of the grout and seals, which is the first thing anyone looks at and the cheapest to fix.
